Qalisa Retirement Village
Qalisa Retirement Village is a well-appointed retirement complex situated in Suburbs, Bulawayo, on 15.5 hectares of land adjacent to Bulawayo Golf Club and 1st Street, Suburbs.
The project was begun in 1998 and established as a Home Owners’ Association, managed by a Committee of Owners elected at an Annual General Meeting. The completed units were given Title Deeds in 2008, which allocate the footprint of the building to the owner, while the remaining land and access to borehole water is considered “common property.”
About Qalisa Retirement Village
There are eighty-nine (89) units of different sizes and dimensions – one-bedroom, two bedrooms, a few with three bedrooms; some have closed in garages, some with carports and each with some land around the building that residents do not own but are encouraged to garden and take care of.
Houses are not fenced in, other than a few discreet fences to contain pets. A walk around the complex reveals its charm – no rows of buildings, no straight roads – each unit’s setting is unique. Some overlook a golf course, some look inwards with wonderful trees and garden areas – each unique.
A visitor from Harare called Qalisa “the Borrowdale of Bulawayo”. Interestingly, despite its proximity to town, Qalisa is a very quiet place to live – apart from the occasional function “out there”.
Qalisa Complex Security
Security is one of the priorities for Qalisa residents. A security firm maintains a 24-hour presence; all visitors and contractors are checked in and out; guards patrol the complex both day and night, and all units have a panic button for emergencies. Imagine coming home after a night out – a friendly guard checks you have a Qalisa sticker, opens the boom and you are safely home.
No standing on the street, looking anxiously over your shoulder as you fumble with gate keys.
Community Common Areas
The common area is open and unfenced, allowing small wild creatures (hedgehogs, mongoose) freedom to move, and wild birds and insects to flourish. Qalisa’s bird life is wonderful. Indigenous trees were planted to encourage a natural environment.
Water
Borehole water is available to all units, each phase of the complex having 3 watering days.
Pets
Residents may have no more than 2 pets who should be up to date with rabies jabs, provided they are contained in and around the owner’s unit and provided they do not disturb neighbours in any way.
Qalisa Retirement Village Amenities
There is an office block, a boardroom, a workshop area, guard room, staff ablution facilities, with a library and gazebo-braai area for communal use. The library is open each week and has a wide range of books available for residents.
The community hold monthly braais where everyone is invited; the gazebo area can also be booked by residents for private events. In addition, there is a cottage that residents can book for visiting family if they don’t have room in their own unit.
Qalisa Retirement Village Management
Management
Day to day management of the property is overseen by an Estate Manager, two (2) office admin staff, and a team of seven (7) ground staff.
Whilst they have specific duties, Qalisa staff are always helpful with small emergencies and may be called on for help with small tasks for residents.
Unit Rules
Owners may rent out their unit provided that the principal resident is over fifty-five (55) years old. All residents should be capable of independent living as Qalisa has no frail care facility or clinic and is not an “old age home”, but rather a retirement option for those over fifty-five (55) years of age.
Residents may have direct family members live with them but there is no sub-letting nor accommodation for domestic workers.
Nurse aides would be allowed overnight for any resident requiring 24-hour care, provided the Committee are advised.
Qualisa Levy
Owners pay a monthly levy which covers a security firm fees, Qalisa office and ground staff, refuse and garden waste removal, mowing, borehole water for gardens, basic maintenance and insurance of communal property.
Waste Management
There is a recycling project behind the office so that residents can do their bit to take care of the environment. Municipal rubbish is collected weekly.
